Your Dream Home Starts Long Before Construction Does
Your future home deserves attention long before the foundation is poured. We bring architecture, interiors and furnishings into one thoughtfully developed vision, shaped around the life you want to lead. Whether you’re assembling your team or already working with an architect and builder, we help turn extraordinary possibilities into a beautifully considered plan.

BEGIN WITH YOUR LIFE
Building from the ground up is an opportunity to make a home unmistakably yours. Before discussing marble and chandeliers, we learn about your routines, priorities and the feeling you want to come home to.
Will grandchildren stay for weeks? Does entertaining mean dinner for six or a houseful? Is the terrace your favorite room? Waterfront homes and resort-style living are specialties of ours. A little vacation in your everyday life sounds wonderful to us.
CONNECT EVERY LAYER
Furniture placement informs lighting. Cabinetry connects to appliances and plumbing. Windows influence drapery and motorized shades. We consider these relationships early, collaborating with your architect and builder so the finished spaces work as beautifully as they look.
We also review builder allowances against the selections you’re considering. Discovering a budget mismatch on paper is considerably more pleasant than discovering it during construction.
DOCUMENT THE VISION
Your Schematic Design Book translates ideas into detailed direction for the architectural team, contractor and trades. Depending on scope, it includes layouts, dimensions, cabinetry, tile patterns, fixtures, finishes, lighting, furnishings and product specifications.
Developed early, this documentation can support more informed construction pricing and give everyone a clearer understanding of what’s being created.
MAKE BEAUTIFUL BUILDABLE
A spectacular rendering deserves an equally spectacular reality. We consider material performance, installation requirements and the practical details that bring a concept to life.
Our role complements the expertise of your architect and contractor. Together, we work toward an exceptional home that’s feasible to execute and aligned with your investment.
The ambition is a home where everything feels effortless because so much thought went into it from the beginning.
A new-construction scope can touch virtually every surface and system you see in the finished home. Depending on your project, our work may include:

The sooner, the better. Our favorite time to meet you is when building a home is still an idea, before architectural plans, allowances and construction decisions begin locking things into place.
Already have an architect? Great. Already have a builder? That’s great, too. Already under construction? Call us anyway. It’s never too late to bring us onto the team, and we collaborate with your architect and contractor throughout the process.
If you haven’t assembled your team yet, we’re happy to introduce you to professionals we’ve worked with and trust.
Very involved at the beginning — and a whole lot less as we get to know you. Early on, we need to understand how you live, what you love, your priorities, your aesthetic and your investment comfort level. Once the vision is established, you can step back and let your professional team do what you hired us to do. You shouldn’t have to be on the jobsite every day making design decisions. That’s our job.
Of course. It’s your home. But we won’t hand you thousands of disconnected decisions one at a time. We establish your aesthetic and priorities first, then bring you thoughtful recommendations based on style, function, investment and feasibility. You make decisions at meaningful points while we manage the details connecting them behind the scenes. Our job isn’t to eliminate your voice — it’s to carry it through the entire home.
Our new-construction design services are a flat fee based on the individual scope of your project, so we can think comprehensively about the home rather than watching a clock. Your scope may include plan review, space planning, interior and exterior finishes, cabinetry, lighting, electrical coordination, plumbing, appliances, furnishings and window treatments. Once construction is underway, Design Oversight and Project Management are billed hourly, because the time needed on site varies from project to project.
Yes. Furnishings should be considered while we’re designing the house, not after it’s built.
Furniture placement affects architecture, lighting and electrical. It can affect windows, doors, cabinetry, fireplaces, television placement and ceiling design. That’s why furnishings are part of our new-construction process from the beginning.
We can then carry the project all the way through furniture, rugs, window treatments, artwork, accessories and final installation, so the finished home feels like the one we envisioned together from day one.
We do, for the products and materials within our scope. We handle procurement and work closely with your builder and trades to coordinate what needs to arrive, and when they need it.
Depending on the project, that may include furnishings, lighting, plumbing fixtures, tile, stone, cabinetry, window treatments, wallcoverings and other specified materials.
It’s another reason early planning matters. We don’t want a contractor calling from the jobsite on Tuesday because tile is needed on Friday and discovering nobody ordered it.
We like to review them early.
An allowance is a starting point for budgeting. But until actual products have been selected, it can’t tell us precisely what your kitchen, plumbing, lighting, flooring or finishes are going to cost.
We’d rather discover early that the cabinetry or marble you’ve fallen in love with doesn’t align with an original allowance than discover it halfway through construction. The more actual information we can put behind the numbers early, the fewer financial surprises there are later.
Every new-construction project includes an established level of investment for the furnishings, finishes, window treatments and other products we specify and procure, but we don’t force it into a one-size-fits-all number.
Because every custom home is different, we discuss the anticipated scope and investment with you upfront, so we’re designing toward realistic expectations from the beginning.
Whether building is still an idea or you’re already under construction, tell us where your project stands and we’ll talk about joining your team.
