The Home You Love, Reimagined
You fell for the waterfront location. The floor plan? Perhaps less so. We help uncover your home’s extraordinary potential, rethinking layouts, finishes and the spaces between them. From a substantial renovation to a complete transformation, we develop a thoughtful plan that puts your investment where it will make the greatest difference, beautifully and practically.

DESIGN FIRST. DEMO SECOND.
A remarkable remodel begins with a complete plan. Before construction starts, we establish what’s changing, what’s staying and how each element connects. The dumpster can wait its turn.
We develop layouts and interior documentation in-house, coordinating with architects, structural engineers and other licensed professionals when their expertise is required.
LOOK AT THE POSSIBILITIES
Your primary bathroom may have prompted the call, but the adjoining closet or hallway could hold the answer. A shifted doorway or borrowed space can transform how a room feels and functions.
We examine the whole picture, then recommend where your investment can accomplish the most. Sometimes the most rewarding improvement starts just beyond the room you planned to renovate.
PLAN THE DETAILS
Our Schematic Design Book gives your contractor and trades a clear roadmap. Depending on scope, it documents layouts, elevations, cabinetry, tile, lighting, electrical coordination, fixtures, finishes and furnishings.
Construction will bring questions. The shower layout and outlet locations shouldn’t be last-minute mysteries.
LEAVE ROOM FOR SURPRISES
Older Florida homes occasionally reveal more than charming architecture. Hidden water damage, outdated wiring or structural conditions may emerge once walls are opened.
We recommend a construction contingency of 15–20 percent. An established team can evaluate discoveries, adjust the approach and keep the project moving.
GIVE YOURSELF SOME SPACE
If you can live elsewhere during a major renovation, we strongly recommend it. Dust travels, tools are loud and a missing kitchen loses its novelty quickly.
If staying is your only option, we’ll help plan around that reality. Setting clear expectations is part of our work, so you understand the disruption ahead and can look forward to the transformation that follows.

No — and we’d actually love to meet you first. We can develop the design and scope before a contractor is selected, work with a contractor you already trust, or introduce you to contractors we’ve developed strong working relationships with.
No. We’re responsible for the interior design, documentation, selections, procurement and agreed-upon Design Oversight and Project Management.
Your licensed contractor controls and is responsible for construction, construction means and methods, trade supervision, permitting, construction scheduling and execution. Our role is to collaborate closely with that team so the design intent is clearly communicated throughout the project.
Yes — the interior design drawings, which we produce in-house along with extensive documentation. When architectural, structural engineering or other licensed professional services are required, we coordinate our design with the appropriate professional for their review and documentation.
Yes. Please. We can help after construction has begun — and occasionally accommodate genuinely urgent situations — but your project will be considerably more organized when the design decisions, specifications and materials are planned before demolition.
Once something is torn out, putting it back costs money. And if the wrong thing is removed, you may not even be able to put it back the way you originally intended.
Because a remodel is not a collection of independent trades. The plumber needs to understand the cabinetry. The cabinet drawings affect electrical. The lighting plan depends on the furniture plan. The tile installer needs to understand the plumbing fixtures.
Each professional is focused on doing their part well, and coordinating all of those moving pieces is practically a full-time job. Your design plan is what connects all of those parts into one home.
You’ll establish your overall construction budget with your contractor. We help develop and price the materials, finishes, fixtures, cabinetry and products within our scope, so real numbers can begin replacing allowances and estimates as the design develops.
For major remodeling, we strongly recommend maintaining a 15–20% contingency for unknown conditions. Remodeling existing homes — particularly older Florida homes — can uncover things nobody could reasonably see before demolition begins.
If you have another option, our first recommendation is still: don’t! But we understand that isn’t always realistic. If you’re going to remain in the home, we need a strategic plan for how the remodel will progress.
Whenever possible, we want selections completed, products ordered and critical materials on site before demolition begins, to minimize unnecessary downtime and keep construction moving.
Our remodeling design services are a flat fee based on the agreed-upon scope of work, which lets us fully develop the design and documentation before construction begins.
Once implementation is underway, Design Oversight and Project Management are billed hourly, because every remodel requires a different amount of site involvement, contractor coordination, problem solving and field decisions.
We procure the products and materials included within our scope. Depending on the project, that may include cabinetry, tile, stone, countertops, flooring, lighting, plumbing fixtures, wallcoverings, window treatments, furnishings and other specialty materials.
We coordinate closely with your contractor on schedules and required-on-site dates, because selecting something isn’t the same thing as having it available when the installer needs it.
No. We also take on individual spaces, including primary bathrooms and other substantial remodeling projects, when they’re a good fit for our studio and scope of services.
What matters most is the opportunity to properly plan, design and execute the project, rather than simply making isolated selections after construction has already begun.
Planning a remodel, or wondering whether that one room is really a bigger problem? Tell us about your home and what isn’t working, ideally before demolition begins, and our studio will be in touch.
